In the 2024–25 financial year, overseas Pakistanis sent home a record $38.3 billion, up 27% in a single year. Saudi Arabia ($9.3 billion), the UAE ($7.9 billion) and the UK ($5.9 billion) led the way (Profit / State Bank of Pakistan). Talk to any developer in Lahore, Islamabad or Karachi and they’ll tell you where a big share of that money ends up: a plot, a file, an apartment or a house back home.
Here is the part they don’t put in the brochure. Most of those buyers will never walk into a sales office before they decide. They’ll find your project on Facebook in Riyadh, check your approvals on Google in Dubai, watch your site-progress video on YouTube in Manchester, and ask their cousin in Pakistan to “go and see the site”. Your marketing has to win all four of those moments.
Now picture the developer I meet most often. His team generated 1,000 leads last month. His sales manager says 900 of them were “fake”, and twelve people visited the site. He has concluded that digital marketing doesn’t work for property. What actually happened is that the campaign was built to collect as many form fills as possible, and Facebook did exactly that.
I spent three years leading digital marketing for one of Pakistan’s leading property portals. We ranked more than 60,000 keywords in Google’s top 10 and generated over 4 million leads for the brand and its realtors across Pakistan, the Gulf, the UK, the USA and Australia. This playbook is what I learned about the difference between leads and buyers.
Key takeaways
- The highest-value buyers are often overseas Pakistanis, and they buy on trust, documents and proof of progress.
- Meta ads bring volume, Google Search brings intent, YouTube builds trust. Portals and SEO add steady demand.
- Qualify leads before they reach sales: budget, timeline, purpose and location in the form.
- Speed wins. Leads contacted within the hour are far more likely to become real conversations.
- Measure cost per site visit and cost per booking, not cost per lead.
How do property buyers in Pakistan search and decide in 2026?
Buyers decide over weeks or months, across several screens and often several countries. Almost everyone in that journey is online. Google handled 95.1% of searches in Pakistan in September 2026 (StatCounter). Facebook’s advertising reach in Pakistan grew 15.5% in a year to 52.9 million people, and YouTube’s reached 54.3 million (DataReportal).
Demand is not the problem either. Pakistan’s housing backlog has been estimated at around 9 million units, growing by about 300,000 a year (2020 estimates cited by Graana). The competition is for trust and attention.
Why are overseas Pakistanis the most valuable property buyers online?
They have the budget, they buy in dollars, riyals, dirhams and pounds, and many prefer property to other investments back home. They are also the hardest buyers to win, because they can’t easily visit and have often heard stories of fraud. For them, trust is the product: a verified developer, clear approval status, a real site-progress video and a fast, professional answer on WhatsApp in their time zone.
Targeting them is a craft of its own. Campaigns have to run in the Gulf, the UK and North America with different hours, languages and payment-plan messages. Timing matters as much as targeting: schedule ads and replies around evenings and weekends in the buyer’s country, not around Pakistan’s office hours.
How long does a property buyer take to decide?
For an off-plan apartment or a plot file, the decision usually takes weeks to months, and buyers interact with a project many times before they enquire. That has two consequences. First, retargeting matters as much as the first ad: video viewers, website visitors and people who opened a lead form but didn’t submit it. Second, the follow-up after the enquiry is a sequence, not a single call.
Which digital marketing channels work best for real estate in Pakistan?
No single channel does the whole job. Each one plays a different role in the journey above. Here is how they compare.
| Channel | Role | Lead quality | Pros | Cons |
|---|---|---|---|---|
| Facebook & Instagram ads | Discovery and volume | Mixed | Huge reach, cheap leads, strong for overseas targeting, video friendly | Many casual enquiries unless forms qualify |
| Google Search ads | Capture active buyers | High | People search project names, areas and “plots for sale” with intent | Search volume is limited; competitive keywords |
| YouTube | Trust and explanation | Indirect | Walkthroughs, site progress, developer interviews | Rarely brings leads on its own |
| Property portals | Steady listings demand | Medium | Buyers already browsing; good for agents | You compete side by side with everyone else |
| SEO & Google Maps | Long-term free demand | High | Project and area pages rank for years | Takes 3–6 months to build |
| Conversation and closing | Very high | Where Pakistani and Gulf buyers prefer to talk | Needs fast replies and tracking | |
| TikTok | Reach younger buyers | Low to medium | Cheap attention, authentic content | Less suited to high-ticket closing |
Facebook ads vs Google ads for real estate: which brings better buyers?
Google Search usually brings better buyers, and Facebook usually brings more buyers. Someone searching “2 bed apartment on installments Bahria Town Karachi” is further along than someone who stopped scrolling at your reel. But search volume for any single project is limited, so Facebook and Instagram are what fill the funnel, especially overseas.
Benchmarks show why the landing page matters so much in property. LocaliQ’s 2026 data puts real estate search ads at a low $3.22 cost per click but a 3.70% conversion rate and a $102.51 cost per lead, the most expensive lead-to-click gap among common industries (LocaliQ, mostly US accounts). Clicks are cheap; persuading a property buyer to enquire isn’t.
The answer for most developers is both: Meta for volume and overseas reach, Google Ads for intent, and retargeting to bring Meta leads back through Search when they’re ready.
Do property portals still work for developers and agents?
Yes, but as one channel, not the strategy. Portals are excellent for agents with listings and for capturing buyers already browsing. For developers launching a project, a portal listing puts you in a grid next to every competitor. Your own website, project landing pages and ad campaigns are where you control the story, collect the data and own the buyer relationship.
How do real estate developers generate qualified leads instead of fake ones?
Most “fake leads” aren’t fake. They’re people who tapped a pre-filled Facebook form without thinking, or who were never asked anything that showed whether they could buy. You fix lead quality at three points: the form, the speed of follow-up and the feedback to the ad platforms.
What should a real estate lead form ask?
Enough to qualify, not so much that serious buyers leave. In my experience, a form with four or five well-chosen questions produces fewer but far better leads than a name-and-number form.
| Question | Why it matters |
|---|---|
| Budget range (with realistic options) | Filters out buyers who can’t afford the project |
| When do you plan to buy? | Separates “now” from “someday” |
| Purpose: live, invest or rent out | Changes the sales pitch and the unit you offer |
| Where are you based? | Routes overseas buyers to the right agent and time zone |
| Preferred contact: call or WhatsApp | Speeds up the first conversation |
On Meta, use a “higher intent” lead form with a review screen. On Google, send traffic to a project page with the form above the fold. Both should show the payment plan and the approval status near the form, because that is what serious buyers check first.
How fast should a sales team respond to property leads?
Within minutes, and within an hour at the very latest. Harvard Business Review research on 1.25 million leads found that companies that contacted a lead within an hour were about seven times more likely to have a meaningful conversation with a decision-maker than those that waited longer, and more than 60 times more likely than those that waited 24 hours (reported by SmartCompany).
In practice that means leads go straight into a CRM or a WhatsApp Business inbox, an agent is notified instantly, and an automatic WhatsApp message goes out in the buyer’s language with the brochure and a question about their budget. Then send the outcome of every lead back to Meta and Google, so their algorithms learn what a real buyer looks like. Our CRO and automation service sets up exactly this loop.

What could your ad budget return?
How do you market a housing project or real estate development online, step by step?
This is the launch sequence I use for projects. It works for a housing society, a high-rise, a commercial project or a portfolio of resale units.
- Position the project. Who is it for: first-time buyers, investors, overseas families? Pick one primary buyer and write every message for them.
- Build trust assets. Approval status from the relevant authority, the developer’s track record, a 3D walkthrough, drone footage and monthly site-progress videos.
- Launch a project landing page. Payment plan, location map, floor plans, approvals, FAQs and a qualifying form, loading fast on mobile.
- Run campaigns by audience. Separate campaigns for local buyers, Gulf-based buyers and UK/North America buyers, each with its own timing and message.
- Automate follow-up. CRM routing, instant WhatsApp replies, reminders and a nurture sequence of progress updates.
- Optimise on bookings. Feed site visits and bookings back to the ad platforms and move budget to the audiences that actually buy.
What content builds trust for off-plan projects?
Content that proves the project is real and moving: dated site-progress videos, interviews with the engineers or the developer, handover videos from previous projects, documents explained in plain language, and answers to the questions buyers are afraid to ask, such as what happens if construction is delayed. In my experience, one honest site-progress video outperforms any number of polished renders.
How do you target overseas Pakistanis in the UAE, Saudi Arabia and the UK?
Use location targeting for the cities with the largest Pakistani communities, combined with language and interest signals, and lookalike audiences built from your real buyers. Show ads in the evenings and on weekends in their time zone, with prices or payment plans that make sense in their currency. Staff the WhatsApp line in those hours too. A buyer in Jeddah who messages at 10 pm and gets a reply the next afternoon has usually moved on.
What real estate marketing mistakes waste the most budget?
These five mistakes cost developers and agencies more than any change in ad prices.
Why do cheap real estate leads cost developers the most?
Because the campaign was optimised for the cheapest form fill. The sales team then wastes hours calling people who can’t buy, gets demotivated and stops calling quickly, so even the good leads go cold.
Fix: qualifying forms, optimisation for higher-intent events, and judging campaigns on cost per site visit or booking.Selling the project instead of answering the buyer’s fear
Ads full of “luxury living” and “prime location” say nothing to someone worried about approvals, delays and handover. Every competitor says the same words.
Fix: lead with proof: approval status, progress, payment flexibility and a real face from the developer.Responding to leads the next day
Leads arrive at 11 pm from Dubai and get a call at 2 pm the next day, when the buyer is at work. Speed is often the cheapest improvement available.
Fix: instant WhatsApp auto-replies, CRM alerts and agents assigned to overseas time zones.Boosting posts instead of running proper campaigns
The “Boost” button gives you reach, not structured audiences, testing or proper tracking. It’s the most expensive way to run cheap ads.
Fix: run campaigns from Ads Manager with Pixel and Conversions API tracking, separate audiences and creative tests.Should you run real estate marketing in-house or hire a specialist?
Many developers hand a large budget to a junior in-house marketer or the cheapest agency they can find, then judge digital marketing on the results. In property, a single wrong decision on targeting or tracking can waste a month’s budget.
Fix: keep content and day-to-day coordination in-house, and bring in a specialist for strategy, tracking and campaign management, at least until the system works. One more lesson from the portal years: scale doesn’t have to cost more. Once tracking and targeting were right, we cut monthly ad spend from 3 million to 1 million without losing lead volume. Most budgets aren’t too small. They’re leaking.
How much should you spend on real estate marketing, and how do you measure ROI?
Set your budget from your sales target, not from what’s left over. If you need 20 bookings a month, work backwards through your conversion rates: how many site visits it takes to get a booking, how many qualified leads it takes to get a site visit, and what a qualified lead costs. That chain tells you your real budget, and shows you which stage to fix first.
Which real estate marketing KPIs actually matter?
| KPI | What it tells you | Who should track it |
|---|---|---|
| Cost per qualified lead | Whether ads reach people who can buy | Marketing, weekly |
| Lead-to-visit rate | Whether follow-up and the offer work | Sales, weekly |
| Cost per site visit | The real cost of a serious buyer | Marketing and sales, weekly |
| Visit-to-booking rate | How well the sales team closes | Sales, monthly |
| Cost per booking | The number that decides your marketing budget | Management, monthly |
| First response time | How quickly leads get a reply | Sales, daily |
What is a good cost per lead for real estate?
It depends on your price point, city and audience. A lead for a PKR 80 million villa should cost far more than one for a 5 marla file, and still be worth it. As a reference, LocaliQ’s mostly US data puts the average real estate cost per lead from search ads at $102.51. In Pakistan, costs are generally lower, but overseas audiences in the UK and the Gulf cost more to reach than local ones. The right question isn’t “what’s a good cost per lead?” but “what does a booking cost me, and what’s it worth?”
How SaadConsults helps developers, agencies and portals sell property
If you’ve read this far, you already know why most property marketing underperforms. It isn’t the platforms or the budget. It’s chasing cheap leads, selling features instead of trust, replying late and measuring the wrong numbers. You can spend the next year fixing that through trial and error, or you can bring in someone who has already done it at scale.
I’m Saad. I’ve led digital marketing for one of Pakistan’s leading property portals (60,000+ keywords in Google’s top 10 and 4M+ leads), generated around 1,500 qualified leads a month for luxury architecture projects from PKR 80 million, and sold PKR 600,000 private club memberships with 500 qualified prospects a month. In total I’ve managed more than $200 million in ad spend for 600+ clients across 26 industries, in Pakistan, the GCC, the UK and the USA.

Frequently asked questions about real estate marketing in Pakistan
What is the best digital marketing strategy for real estate in Pakistan?
Combine Meta ads for reach and overseas buyers, Google Search ads for people actively looking, YouTube for trust, and SEO for long-term demand. Then qualify leads with the right form questions and follow up within minutes on WhatsApp.
How do real estate agents get leads in Pakistan?
Through portals, Facebook and Instagram ads, Google Business Profile, WhatsApp groups and referrals. Agents who build a personal brand with area guides and property videos usually get better quality leads than those relying on portals alone.
Are Facebook leads good for real estate?
They can be. Facebook brings volume and is excellent for reaching overseas Pakistanis, but you need qualifying questions, higher-intent forms and fast follow-up to turn those leads into site visits.
How do I market property to overseas Pakistanis?
Target cities with large Pakistani communities in the Gulf, the UK and North America, run ads in their evening hours, show payment plans in a way that makes sense in their currency, and staff WhatsApp in their time zone. Trust content such as approval status and site-progress videos is essential.
How much should a developer spend on digital marketing?
Work backwards from your bookings target: bookings needed, visit-to-booking rate, lead-to-visit rate and cost per qualified lead. That gives a budget tied to sales rather than a guess.
Why are most real estate leads fake or low quality?
Usually because campaigns are optimised for the cheapest form fills, with pre-filled forms and no qualifying questions. Adding budget and timeline questions and feeding real outcomes back to the platforms fixes most of it.
Does SEO work for real estate websites?
Yes. Project, area and price-guide pages can rank for searches like “plots for sale in DHA Lahore” for years. SEO takes 3 to 6 months to build but brings steady, high-intent buyers at no cost per click.
Do you work with real estate developers outside Pakistan?
Yes. I work with developers, agencies and portals in Pakistan and the UAE, and with campaigns targeting buyers in Saudi Arabia, the UK, the USA and Australia.
